Other than an initial acquisition fee which varies depending on the opportunity, we charge the following -
A 2% annual management fee that is charged on the monthly/Quarterly payout.
During exit, a performance fee of 20% on the gains above a hurdle rate of 15% will be charged.
For example, let us take a scenario where a sale of property happens after 5 years. On a property fraction value of 1,00,000 lakh, hurdle amount will be 75,000 (Investment Value*15%*5 Year)
If total gain from the investment Rs. 90,000 (Rent/Return + Capital Gain) we would charge 20% on Rs. 15,000 (90,000-75000)) i.e. Rs 3,000.
The facilitation fee for selling the fraction would be calculated as follows -
Facilitation fee = (Actual resale value agreed upon with the buyer - Performance fees)*2%.
The facilitation fee will not be charged in the following cases:
If the seller has pre-arranged a buyer and only requires NebulaSlice to execute the transaction.
If the resale is for tax optimisation purposes (For e.g. transfer to immediate family members or to an HUF at the original purchase price).
In such cases, only a nominal legal fee and Prevailing Stamp duty will be levied.
